Whether a partial update is enough

It very often is, and it is worth establishing before you plan around the cost of a gut. If the wet-area substrate is sound, replacing the vanity, fixtures, floor, trim and paint gives you a genuinely different room for a fraction of a full rebuild.

The deciding factor is what the shower tile is bonded to. Sound substrate means a refresh will hold. Failing substrate means new finishes over it are money spent twice, and the second time includes taking out the finishes you just paid for.

Building so moisture does not get behind the finish

Bathrooms fail behind the tile. The finish can be immaculate while the substrate underneath takes on water at every joint, and by the time it shows on the surface it has been happening for years.

Older Dedham bathrooms frequently have tile set on paper-faced board in the wet area — normal practice once, and a failure with a schedule. Wet areas get rebuilt on a proper waterproof system, with joints, corners and penetrations detailed before any tile goes on.
